Garage floors in Riverview
Riverview grew from 71,050 people in 2010 to 107,396 in 2020, mostly through master-planned communities like Panther Trace, South Fork and Triple Creek. Most garages sit on slabs under 30 years old, and because Florida’s building code does not require a vapor retarder under garage slabs, moisture testing matters even on new homes.

Much of that growth came through master-planned communities such as Panther Trace, South Fork, Triple Creek, Waterleaf and Summerfield, and about a third of today’s residents arrived after 2010. Most garages here sit on slabs poured in the last 30 years. Many were handed over as plain builder concrete that has never had a coating.
New concrete is a good base, but it is not ready on day one. It needs time to cure and give up its mix water, and a slab that looks dry can still be releasing moisture. A proper epoxy garage floor starts with a moisture test on your actual slab rather than an assumption about its age.
The Florida Building Code requires a 6-mil polyethylene vapor retarder under slabs on grade, but it specifically exempts garages, carports and other unheated accessory spaces. So even in a recent build, the garage slab may have been poured without the sheet that sits under the living area. Moisture moving up from the ground is what pushes coatings off in blisters. If the test reads high, a moisture-tolerant primer is typically added before the build coats, and it is much easier to learn that before the floor goes down than after.
The Alafia River runs through northern Riverview, and where US 301 crosses it the USGS classifies the river as a tidal stream. Low lots near the river and its creeks stay humid, and garages that open onto them often see wet tires, tracked-in grit and damp air through the summer. A textured finish matters more on a floor that is often wet: flake coatings give a slip-resistant surface, and the broadcast flakes hide the sand and water spots that a solid color shows.
Panther Trace alone is split between two community development districts, and many Riverview subdivisions have both a CDD and an HOA. If your association has rules about contractor hours, trailers parked on the street or work visible from the road, it helps to know them before a coating day is set, since a new floor typically stays closed to cars for a day or more, depending on the system. Most of the newer neighborhoods are reached from US 301, Boyette Road or Big Bend Road, whose I-75 interchange was rebuilt and finished in March 2025.
Brandon is directly north, and Apollo Beach is west along Big Bend Road.
