Garage floors in Land O’ Lakes
Land O’ Lakes took its name in 1950. Lake Padgett Estates, planned in the late 1960s around ski lakes and horse stables, holds some of its oldest slabs, while Connerton (2004) and Bexley (2016) added thousands of new homes. The 2017 Lake Padgett sinkhole, the largest on record in Pasco County, made repaired slabs a local topic.
The name came in 1950, when the old settlements of Denham, Ehren and Gowers Corner were folded into one community and renamed for their lakes. Lake Padgett Estates, planned in the late 1960s, is the clearest example of that character: its own special district runs five lakefront parks, three boat ramps and horse stables for residents.
Garages in a neighborhood built around ski lakes and stables often hold boats, trailers and tack as well as cars. A trailer tongue jack or boat stand puts a lot of weight on a small spot, and wet hulls and trailers drip onto the slab for hours. On concrete that is 50 years old, the floor usually needs grinding and patching to get back to a sound, level surface before it is coated, and a textured topcoat keeps it from getting slick when it is wet.
On July 14, 2017, a sinkhole opened behind homes on Ocean Pines Drive in Lake Padgett Estates, grew to roughly 200 feet across and destroyed two houses. It became the largest on record in Pasco County. Property records showed an earlier sinkhole at the same site had been stabilized with concrete injection in 2012.
That detail matters for garage floors. A home in Land O’ Lakes that has had a sinkhole repair can have a slab with a grid of drilled and patched injection holes, sometimes inside the garage. Those patches are a different material from the slab around them and may sit slightly high or low. They need to be ground flush and checked for hollow spots before any coating, or they will show through the finished floor as a pattern of circles.
Most newer growth is in large planned communities. Connerton, started in 2004, covers about 8,000 acres, and Bexley, which opened in 2016, covers 1,834 acres and ties into the Suncoast Trail along the parkway. Builders there typically hand over a bare garage slab, often with a cure-and-seal compound on the surface. That film is designed to keep water in the concrete while it cures, and it also keeps a coating from bonding. Grinding it off is the first step toward an epoxy garage floor that stays put.
Lutz is just south on US 41, and Wesley Chapel is east along SR 54.
